The tract is located about five (5) miles northeast of Donaldson, Arkansas. Access is Francis Lane with multiple internal woods roads. Timber consists of  scattered pine, hardwood/pine and ±2001 pine plantation. Tract offers great opportunity for immediate timber income, timberland investment and hunting / recreation. Utilities are at Francis Lane.

Based on inventory of merchantable timber conducted in January, 2026, estimated tree counts and timber volumes are as follows:

• Pine Sawtimber: 5,345 Tons
• Pine CNS: 1,231 Tons
• Pine Pulpwood: 4,564 Tons
• Pine Topwood: 1,388 Tons
• Oak Sawtimber: 99 Tons
• Misc. Sawtimber: 28 Tons
• Hardwood Pulpwood: 1,690 Tons
