NOTICE OF TIMBER SALE

Highway 53 North Tract – Nevada County, Arkansas

Bid Date: Friday, September 13, 2024 @ 10:00 a. m.

Kingwood Forestry Services has been authorized to solicit bids for the sale of all merchantable timber on 55.8 acres, plus selectively marked pine sawtimber within 10-acre Streamside Management Zone (SMZ), more or less, in Nevada County, Arkansas. This timber sale contains mature pine and hardwood on partially rolling terrain.

Location: Timber to be sold is on land described as Part of N ¼, Section 22, Township 12 South, Range 22 West, clearcut timber sale area containing 55.8 acres, more or less, plus selectively marked pine trees within 10-acre SMZ, more or less, Nevada County, Arkansas (Highway 53 North Tract – see attached maps).

Timber to be Sold: All merchantable timber within the designated clearcut sale area is to be sold. Timber sale boundaries have been marked with pink Timber Harvest Boundary (THB) flagging and blue paint. Kingwood Forestry conducted an inventory of merchantable timber (56 plots with four cruise lines running east and west) in August, 2024. Streamside Management Zone (SMZ) is delineated with orange SMZ flagging and blue paint; selected pine sawtimber to be sold within SMZ has been marked with two (2) spots of blue paint; once at ground level and once at eye level or above. Based on a cruise within clearcut area (±55.8 acres) and 100% tally within SMZ (±10-acre), estimated tree counts and timber volumes are as follows:

±55.8 Cleacut Acres:

• Pine Sawtimber: 5,282 Tons
• Pine CNS: 31 Tons
• Pine Pulpwood: 64 Tons
• Pine Topwood: 467 Tons
• Oak Sawtimber: 413 Tons
• Misc. Sawtimber: 184 Tons
• Hardwood Pulpwood: 899 Tons
• Marked Pine Sawtimber in SMZ: 159 Tons

Due to variations in cruising methods, utilization standards, and scaling practices, tree counts and volume estimates cannot be guaranteed.  Marked tree count, however, is guaranteed to be accurate. Volume reports in Tons and Board Feet by clicking HERE. 

Method of Sale: Timber will be sold on the basis of lump sum sealed bids. A bid form is attached. Bids will be opened at 10:00 a.m., Friday, September 13, 2024, at the Kingwood Forestry office at #4 Executive Circle, Arkadelphia. Buyers submitting bids are welcome to attend the bid opening. Mailed bids should be addressed to Kingwood Forestry Services, Inc., P.O. Box 65, Arkadelphia, AR 71923, with “Highway 53 North Tract Timber Sale” clearly marked in the lower left corner of the envelope. Telephone bids from buyers known to Kingwood will be accepted; however, it is preferred that bids be delivered by fax to 870-246-3341 or by e-mail to This email address is being protected from spambots. Anyone submitting a bid for the purchase of the timber will be provided with a summary of the bid results.

Conditions of Sale:

1. The landowner reserves the right to accept or reject any bid.
2. A performance deposit of $1,000.00 is to be paid to Kingwood Forestry Services Escrow and will be held until all work is completed satisfactorily.
3. Conveyance will be by conventional Forest Products Sale Contract providing twenty-four (24) months from date of contract execution to harvest and remove the designated timber.
4. Buyer must notify Kingwood Forestry Services, Inc. two (2) days prior to start of harvesting operation.
5. Logging damage must be held to a minimum. Compliance with Best Management Practices for Arkansas will be required.

NOTICE OF PAY-AS-CUT TIMBER SALES

Kingwood Forestry Services, Inc. has been authorized to solicit pay-as-cut, per-ton sealed bids for the sale of all merchantable timber on three (3) separate tracts containing 110.8 + 148.9 + 77.2 acres, more or less, within clearcut sale areas, plus marked pine sawtimber within Streamside Management Zones (SMZs), located in Dallas, Jefferson, and Cleveland Counties, Arkansas. See maps.

BIDS MAY BE SUBMITTED FOR ANY OR ALL TIMBER SALES.

Location: Timber to be sold is on land described as:
• Holly Springs Tract: Part of Section 27, Township 10 South, Range 15 West, clearcut timber sale area containing 110.8 acres, more or less, plus selectively marked pine trees within 1.7-acre SMZ, more or less, Dallas County Arkansas.
• Jefferson County Tract: Part of S½, Section 35, Township 7 South, Range 11 West, clearcut timber sale area containing 148.9 acres, more or less, plus marked pine trees within 2.6-acre SMZ, more or less, Jefferson County, Arkansas.
• Big Block Tract: Part of SW¼, Section 11; Part of NW¼, Section 14; all located in Township 8 South, Range 11 West, clearcut timber sale area containing 77.2 acres, more or less, plus marked pine sawtimber within 2.9-acre SMZ, more or less, Cleveland County, Arkansas.

Timber to be Sold: All merchantable timber within designated sale areas is to be sold. Timber sale areas are marked with red paint and pink Timber Harvest Boundary flagging. Streamside Management Zones (SMZs) are delineated with orange SMZ flagging and red paint; selected pine sawtimber to be sold within SMZs are marked with two (2) spots of red paint; once at ground level and once at eye level or above. 3. A performance deposit of $1,000.00 for each tract is to be paid to Kingwood Forestry Services Escrow and will be held until all work is completed satisfactorily.
4. Conveyance will be by Timber Sale Agreement providing eighteen (18) months from date of contract execution to cut and remove the designated timber.
5. Buyer must notify Kingwood Forestry Services, Inc. two (2) days prior to start of harvesting operation.
6. Logging damage must be held to a minimum. Compliance with Best Management Practices for Arkansas will be required.
